Simply Sauna’s Long-Term Rental program is a true lease, not a rent-to-own plan. The standard package is turnkey: it includes the sauna, heater, stones, delivery, assembly, placement, and installation. The customer must provide an accessible, suitable site and an available 240V electrical connection. If new electrical work is required, that work is not included in the rental price.

This guide explains what is included, who can apply, what the customer is responsible for, what happens if the customer moves, and the choices available when the scheduled lease term ends.

Quick answer: A long-term home sauna rental lets an approved customer lease a professionally installed sauna for 12, 24, or 36 months. Longer terms have lower monthly payments. At the scheduled end of the initial term, the customer may renew, purchase the sauna at the price disclosed when the agreement was signed, or have Simply Sauna retrieve it without a return penalty.

Can you rent a home sauna instead of buying one?

Yes. Simply Sauna offers long-term rentals to both individuals and businesses. Applicants may include homeowners, tenants with the required property-owner approvals, short-term rental operators, wellness businesses, hospitality properties, clubs, and other commercial organizations.

Every application is reviewed. Approval may depend on the proposed installation location, site readiness, delivery access, intended use, service distance, and other practical or contractual considerations.

A rental can make sense for someone who wants:

  • A lower upfront commitment than an immediate purchase

  • One monthly payment for a complete sauna package

  • Professional delivery and installation

  • A fixed initial term with choices at the scheduled end

  • The opportunity to use a premium sauna before deciding whether to purchase it later

The program is not financing and does not automatically transfer ownership.

What is included in a Simply Sauna long-term rental?

The rental is designed as a fully turnkey sauna package. Standard pricing includes:

  • The selected sauna

  • The specified heater

  • Sauna stones

  • Delivery

  • Placement at the approved location

  • Scheduled retrieval if the customer returns the sauna at the end of the completed term

There is no standard down payment, security deposit, delivery fee, installation fee, or scheduled end-of-term return penalty. This assumes the approved site and required electrical connection are ready when scheduled; reasonable, documented repeat-trip costs may be charged if they are not.

“Turnkey” does not mean that every possible property improvement is included. The customer must make the approved site ready and provide the required electrical connection. Unusual site work, new electrical service, or other property upgrades are outside the standard package unless Simply Sauna agrees to them separately in writing.

Does the customer need a 240V outlet or electrical connection?

Yes. For an electrically heated sauna, the customer must provide a safe, accessible, code-compliant 240V electrical connection suitable for the selected sauna and heater.

If the property does not already have the required connection, the customer is responsible for arranging and paying for the necessary electrical work. That work should be performed by a qualified, licensed electrician and completed before installation according to the requirements supplied for the selected unit.

The rental price does not include adding a new 240V circuit, upgrading an electrical panel, wiring, trenching, disconnects, receptacles, electrical permits, required inspections, or correcting an unsuitable existing connection.

If the required connection is not ready or accessible when delivery is scheduled, Simply Sauna may delay or reschedule delivery and charge reasonable, documented repeat-trip costs.

What kind of site is needed for a rental sauna?

The proposed location must be safe, level, accessible, and suitable for the selected sauna. The installation team also needs reasonable access to deliver, assemble, and eventually retrieve the unit.

Before delivery, a customer should confirm:

  • A suitable 240V connection is available for an electric heater

  • The placement area is level and ready

  • The delivery route has adequate access and clearance

  • Required landlord, property-owner, HOA, zoning, or permit approvals have been obtained

  • The proposed use complies with applicable property and guest-use rules

The customer is responsible for those permissions and approvals. Simply Sauna’s application review and installation do not replace approval from a landlord, HOA, municipality, insurer, or other authority when one is required.

How much does a long-term sauna rental cost?

The monthly price depends on two main choices:

  1. The sauna package selected

  2. The initial term selected: 12, 24, or 36 months

The application can be submitted for review without a down payment. The applicable monthly rent, renewal rate, and end-of-term purchase-option price are disclosed before the rental agreement is signed.

Is a long-term sauna rental the same as rent-to-own?

No. It is a true lease, not rent-to-own.

Simply Sauna owns the sauna throughout the rental term. Monthly rental payments pay for the right to possess and use the equipment during that term; they do not build equity or create a dollar-for-dollar credit toward ownership.

Ownership transfers only if the customer exercises an available purchase option and the purchase price and any other amounts due are paid in full. There is no automatic ownership transfer after a certain number of monthly payments.

Does rent count toward the purchase price?

No. Rent already paid is not subtracted from the purchase-option price.

The purchase option is a separate choice available at the scheduled end of the initial term. Its price is disclosed and frozen when the agreement is signed, so the customer can evaluate the rental and purchase paths before committing.

This structure gives the customer certainty about the later purchase price, but it should not be described as accumulating ownership credit.

What lease terms are available?

Simply Sauna offers 12-, 24-, and 36-month initial terms.

  • 12 months: Higher monthly payment and the shortest commitment

  • 24 months: A middle ground between monthly cost and commitment length

  • 36 months: Lowest monthly payment and the longest commitment

The term begins when delivery is completed. The customer is responsible for all scheduled payments in the selected initial term unless Simply Sauna agrees in writing to a different resolution under the agreement.

Can a homeowner, renter, or business apply?

Yes. The program is available to both consumer and business applicants. A person does not need to operate a short-term rental or another business to apply.

Possible applicants include:

  • Homeowners seeking a personal-use sauna

  • Renters who have the necessary landlord or property-owner permission

  • Short-term rental and vacation-rental operators

  • Hotels, inns, and other hospitality properties

  • Wellness studios and recovery businesses

  • Gyms, clubs, and other commercial operators

  • Employers seeking a sauna for an approved workplace location

Where are long-term sauna rentals available?

Simply Sauna’s standard service area extends at least 60 miles from Bedminster, New Jersey.

Projects beyond that radius may still be considered. Customers outside the standard area can submit an application for individual review. Feasibility may depend on distance, delivery conditions, installation requirements, and the selected sauna.

Who maintains the sauna during the lease?

The customer is responsible for ordinary care and routine upkeep. This includes cleaning, proper water and stone care, removing snow or ice when relevant, ash removal for applicable units, ordinary supplies, protecting the sauna from preventable damage, and following the manufacturer’s and Simply Sauna’s operating instructions.

During the initial term, Simply Sauna covers qualifying manufacturing defects under the rental agreement. Damage caused by misuse, neglect, inadequate protection from weather, unauthorized repairs or alterations, guests, tenants, or other excluded causes is not treated as a manufacturing defect.

Customers should report damage, theft, unsafe conditions, or material operating problems promptly. Simply Sauna may also arrange an inspection with reasonable notice as permitted by the agreement.

Who is responsible if the sauna is damaged?

The customer is responsible for documented repair or replacement costs for damage beyond ordinary wear, including damage caused by household members, employees, contractors, customers, members, guests, tenants, or other users.

The customer also bears the risk of loss after delivery until Simply Sauna recovers the equipment or ownership properly transfers.

The agreement requires appropriate property and liability insurance for the approved use. Requirements differ between personal/household and business/commercial rentals. Short-term rental and lodging use is classified as business/commercial use.

The precise insurance requirements are stated in the rental agreement.

Can the sauna be moved to a new address during the lease?

Not without Simply Sauna’s prior written consent.

The sauna must remain at the delivery address listed in the agreement. The customer may not independently move it, sublease it, sell it, pledge it as collateral, hide it, or remove it from the contiguous United States.

If a customer plans to move, the customer should contact Simply Sauna before making plans involving the sauna. Simply Sauna may:

  • Approve relocation in writing and charge the actual moving cost, or

  • Decline the relocation request and require the lease obligations to continue at the approved delivery address

Moving the sauna without consent is a default under the agreement. The customer cannot simply take the sauna to a new home or business location.

Can the customer cancel or return the sauna early?

There is no cancellation for convenience during the initial term.

A customer may ask Simply Sauna to accept an early return, but Simply Sauna is not required to agree. Simply Sauna may refuse the request and require the customer to complete the current term, or it may accept the return subject to the early-end provisions in the agreement.

If Simply Sauna accepts an early return—or ends the lease after a default—the customer generally owes:

  • Unpaid rent and applicable late charges through the recovery date

  • Reasonable, documented costs to give notice, recover, transport, store, and repair the equipment

  • The remaining scheduled rent for the then-current term

  • Less a residual credit equal to 20% of that remaining scheduled rent, once Simply Sauna has recovered the equipment

In practical terms, after recovery, the scheduled-rent portion is 80% of the remaining rent, plus the other applicable amounts described above.

If Simply Sauna elects not to recover the sauna, the 20% residual credit does not apply. Rent already paid is not refunded, and an optional renewal period that has not started is not accelerated.

There is also no standard mid-term purchase option. Simply Sauna may offer one in writing, but the customer cannot require it.

These consequences make the selected term important. Customers should choose a term they are comfortable completing rather than treating the program like a cancel-anytime subscription.

What happens at the scheduled end of the initial term?

After the initial term has been completed and all required rent has cleared, the customer has three options:

1. Renew

The customer may accept an optional 12-month renewal at the renewal rate disclosed in the agreement. The renewal payment is lower than the original monthly payment.

2. Purchase

The customer may exercise the frozen purchase option disclosed at signing. Ownership transfers only after the purchase price and any other amounts due have been paid.

3. Return

The customer may return the sauna. At a properly scheduled end of term, Simply Sauna arranges retrieval at its cost, and there is no return penalty.

That scheduled end-of-term return is the clean exit from the agreement. It is different from asking to end the lease early.

Does the lease automatically continue month to month?

No. The program does not automatically become a month-to-month rental at the end of the initial term.

Simply Sauna provides notice so the customer can choose to renew, purchase, or return the sauna. Customers should respond within the stated decision period so the appropriate next step can be scheduled.

How does the application and installation process work?

The general process is:

  1. Compare packages. Review the available saunas, monthly prices, and 12-, 24-, and 36-month terms.

  2. Apply. Submit the Long-Term Rental application for review. Applying does not require an upfront payment.

  3. Confirm the site. Simply Sauna reviews the location, intended use, service distance, delivery access, placement area, and other relevant details.

  4. Review the agreement. Approved applicants receive the exact equipment description, monthly rent, term, renewal rate, purchase-option price, and governing terms before signing.

  5. Prepare the property. The customer obtains required permissions and makes sure the approved site and 240V connection are ready.

  6. Schedule delivery and installation. Simply Sauna delivers, assembles, places, and installs the sauna.

  7. Use and care for the sauna. The customer follows the operating, safety, maintenance, insurance, and site obligations in the agreement.

  8. Choose an end-of-term option. After completing the term, the customer may renew, purchase, or schedule a return.

Is renting or buying a sauna the better choice?

Buying may be the better fit for someone who knows they want long-term ownership, wants to modify the sauna, or prefers to pay the full purchase price upfront.

A long-term rental may be the better fit for someone who values turnkey installation, predictable monthly payments, a lower initial cash commitment, and clearly defined options at the scheduled end of the term.

The key comparison is not simply monthly rent versus purchase price. A customer should also consider:

  • How long the sauna is likely to remain at the approved property

  • Whether the customer expects to move during the term
